It's been a while since the last time I wore my #HouseHopper hat but last weekend, for the first time in #Bicol I don it again to check the groundbreaking of a social housing project called #Bellavita in Brgy. Pacol #NagaCity. I thought I won't make it to the groundbreaking because of my travel and activities but good thing, I still made it on site!
#BellaVitaNagaGrandLaunch was held last May 25, 2019. On my way to the actual site, I realized that it's highly accessible via Del Rosario (alternate route). With the on-going road repairs and construction along San Felipe, I highly recommend to use the Del Rosario Road (diversion) for breezy drive to the site!
I highly recommend for directional signages to be in place because those who are new to the site might get confused which local road / street to take :-)
As for their location in Pacol, Naga City, it’s actually strategically located near 2 public schools and just few minutes drive from Ateneo de Naga Pacol campus. So for those who are starting their family but already factoring where to send their children and its accessibility, I would say that Bella Vita Naga is a promising real estate investment na sakto sa budget mo!

So in the previous blog post, I have explained to you the various types of houses and some terms in real estate that you might find confusing. I’ve come up with another list of terms to guide you.
Even though your realtors and agents are there to explain things to you, it will still be better if you have a basic understanding of these terms so you will not mistakenly commit to anything beyond your control.
Total Contract Price (TCP) – this is the total amount of the property you are intending to buy. House and lot price in total.
Loanable Amount – The maximum amount that you can loan from the bank, developer or Pag-ibig in order to acquire the property. For example the total contract price is 2 million pesos, the loanable amount is 1.7 million, and this means that the 300 thousand pesos remaining should come from you to complete the purchase.
Down Payment – Required amount for the home buyers to pay before they can move in to the house and make improvements. In most cases, DP is divided into 12 equal payments payable in 12 months. After which the buyers can now assume the property and start the interior enhancements.
Reservation Fee – The fee you need to pay to secure the reservation of the unit right away. After the reservation, you will be given a month to secure the required documents and start the monthly down payment.
Deliverable Unit – The actual turn over unit from the developer. These include the description of what the home-buyers should expect in the unit they will assume. This information is normally printed in the flyers together with other unit descriptions.

Monthly Amortization -You need to pay attention to this detail, amortization will be your monthly payment to either Pag-ibig or bank. This is computed based on the number of years you will choose. If you want smaller monthly amortization, choose the maximum payment plan, which is 30 years.

Single Attached VS Single Detached
Have you ever wondered about the difference between the houses that are attached and detached? As you might have been house hunting for several weeks now, you may stumble upon the options of several subdivisions offering these types of houses. How would you know the difference?
Single Attached means that a house shares a common wall typically on both sides of the property. A duplex can be considered as an attached one. It is composed of two dwellings in generally one structure. While on the other hand a Single Detached property stands alone and with extra spaces of lot around it.
Row House VS Town House
The idea of these two types is the same and that is wall sharing. Row Houses are single storey units while town houses are two-stories. Some developers would initially offer row houses because they cost lower and is preferred by young starters. Later once you have acquired the property already, you will be given the chance to construct second level if you desire more rooms. When it comes to the lot, the individual unit owners are responsible for their front and back lot areas.

Multi-Pod, Inner Unit and End Unit
You probably have thought about getting Multipod units in some developers of your choice but you are confused which unit will you choose. Generally speaking, multipods are 3 – 4 units of houses attached / in a row. The two inner units will only have access to their front and back side of the lots but they are cheaper than end units as well. So for budget conscious buyer, inner units are advisable. End units are more expensive because the price includes the side lot usually provisioned for carports and small gardens.
I've noticed that End Units are usually the preferred by house buyers and most of the time they reserve it in advance. Chances are, you'll have more options when you invest on pre-selling properties like Bali Hai Residences in Imus, Cavite which offers END Unit with lot area of 91 sqm for a total contract price of about 2,051,888.
